Who This Service is For

Our Block Management for Small Blocks service is ideal for:

This hybrid service allows you to stay in control of your building while we take care of the technical and legal side of things.

What’s Included in Our Small Block Management Service?

We focus on the core tasks that often get overlooked or become too time-consuming for residents to manage themselves. Our package includes:

  • Service charge collection – Including issuing invoices, collecting payments, and managing arrears

  • Contractor payments – We process and pay approved invoices on your behalf

  • Dedicated bank account – A separate account maintained for your block, with full transparency

  • Annual accounting support – We maintain clear records for your annual account review

  • Electronic document storage – All important files kept safe and accessible

  • Company secretarial services – We act as your Company Secretary and provide a Registered Office address

  • Statutory record-keeping – Maintaining registers of shareholders, directors, and members

  • Companies House filings – We submit annual returns, statutory accounts, and other required documents

This service ensures your block stays compliant with both Companies House and HMRC regulations.

What’s Not Included (But Can Be Quoted Separately)

While our small block management service covers the essential admin and compliance duties, there are some tasks we can quote for separately, such as:

  • Budget preparation

  • Section 20 consultation support

  • Project management for major works

  • Anything not listed in our services above

In addition, we provide a helpful list of other responsibilities that residents or directors should consider. This often includes:

  • Electrical Installation Condition Reports (EICRs) for the landlord’s supply

  • Fire risk assessments

  • Asbestos management surveys

  • Buildings insurance arrangements

  • Ongoing maintenance coordination

Please note: this service does not include on-site maintenance, insurance handling, or day-to-day facilities management. You’ll need someone within the block to continue managing those tasks in line with your lease obligations.

How Much Does it Cost?

We’ve designed this package to be affordable and transparent — just what smaller blocks need.

Initial set-up fee:
£250 one-off payment (per block)

Ongoing management fee:
£180 per flat, per year (equivalent to £15 per month, per unit)
All prices are exclusive of VAT
